  Does not take responsibility for employee incompetence and lack of follow through. Allowed wind/hurricane insurance to lapse, which caused my lien holder to automatically obtain site-unseen third party insurance at nearly 10 times the annual rate. After much finagling and maneuvering, agency got gap reduced to three months (through nefarious means and deception) instead of a year (for which my mortgagor was trying to charge me $8000 for a year of gap!), but I still had to pay for the remaining 3 month gap to my mortgagor although it was not my fault. I brought up the potential issue of lapse on three occasions to her representative and her employee explained repeatedly and incorrectly that it was an escrow issue and that I shouldn't worry about it and refused to investigate further despite multiple requests to do so. Wind insurance was then canceled due to lack of payment of a $300-400 balance, which I was willing to pay but was advised to do nothing despite expressing grave concern. The resulting gap in insurance was covered by lien holder at 10x the rate for 3 months and cost me $2300 or so in mortgagor-provided gap coverage, when annual insurance rates for this property (for wind only) were supposed to be around $900-1000 or so! The owner of the agency in the picture refused to take responsibility or pay for it or even help out in any way. Seems like they are just selling insurance products and provide no useful service -- quite damaging, actually. They do not stand by their actions and were criminally negligent and incompetent in getting me in that mess in the first place. Had I been handling this myself as I had done with my previously owned property, I would have done due diligence and actually investigated the matter and none of this would have happened. Not at all recommended. They are horrible, based on my experience.
